What is a Foreign National Loan?
A Foreign National Loan is a type of loan designed for people who aren’t citizens or permanent residents of the US, allowing them to invest in real estate. This program is for the purchase or refinance of investment properties only. Foreign National loans do not look at income or credit for qualification, so they typically require larger down payments for a purchase, usually around 25% to 30%.
Is My Credit Score a Factor in Getting Approved?
When doing a Foreign National loan, we do not look at your credit score. Since Foreign Nationals do not have income in the US and do not have ITIN/SSNs, there is no credit check required for the loan.
What Kind of Loan Terms Do You Offer?
Foreign National loans come in all types of loan terms. It’s a very flexible program that can help you get the payment that you need. Foreign National loans are available as a 5 Year Adjustable Rate Mortgage, which will get you the best interest rates. If you want a longer term, we have a 7 Year Adjustable Rate Mortgage available and a 30 Year Fixed Rate option available as well. Some borrowers prefer interest-only payments, which we can do as well, so that you can keep your monthly payments as low as possible.
